We run your pricing
so you don’t have to.
Most operators leave PriceLabs, or a tool like it, on default settings, so they follow the market instead of beating it. We tune it daily and show you the reason for every change.

Default settings price you like everyone else.
Nobody goes back to check them, so the same three leaks run every week. Play with each one.
30 booking requests over four weeks. Tap a minimum stay and see which ones your calendar turns away.
Illustration with made-up requests, not client data. Nightly rate: 1-night stays $150, 2 nights $180, 3 or more $190. "Gap fill" allows 1-night stays only to fill a single empty night between bookings.
One listing, one year: 60 nights still open inside the last 7 days. 36 would sell at full price anyway. Drag the slider or the curve.
Illustrative model for one listing at $200 a night, not client data. Where the peak sits depends on your market's late demand, which is what we check daily.
Set on setup day at $200 and left alone, while the market moves through the year. Every shaded gap is money: rate left on the table, or nights priced out.
Made-up seasonal market for illustration, not client data.
What the free audit looks like
Send 90 days of bookings. Within 48 business hours you get your position against the market and three changes, each with its reason. They’re yours to keep.
Your position
| Measure | You | Market | Index |
|---|---|---|---|
| Occupancy | 58.4% | 63.6% | 91.8 |
| ADR | $186.10 | $179.30 | 103.8 |
| RevPAR | $108.68 | $114.03 | 95.3 |
Priced slightly above the market, booked well below it. The calendar is losing nights, not rate.
Three changes
- 1Cut Tue–Wed minimum stay from 3 nights to 2Rule change, all listings
9 orphan nights in the last four weeks fell on Tuesdays and Wednesdays. Your comp set allows 2-night stays midweek.
- 2Cap the last-minute discount at 12%, inside 3 daysCurrently 30%
Discounted last-minute nights sold below market ADR on dates the market filled anyway.
- 3Raise Friday and Saturday base price 8% for Nov–DecBase price, weekends
Your weekends sold out 21 days ahead on average while the comp set still had rooms. Those nights could carry a higher rate.
How it works
The audit needs only a file. If you sign up, we work inside your own pricing tool account, PriceLabs or another, and you can see everything we do in it.
The free audit
- Day 0
You send a 90-day booking export. CSV or Excel, from your pricing tool or property management system. A file, not a login.
- Within 48 hours
Your audit arrives. Your position against the market and three changes. Make them yourself, or have us run your pricing.
Once you sign up
- Every day
We manage your pricing tool. Our software checks prices and rules against your market’s RevPAR, ADR and MPI. A revenue manager approves each change before it goes live.
- Every week
A call with your revenue manager. You go through the week’s changes, why they were made, and what moved.
- Anytime
You see every change and why. A live dashboard shows your performance against the market and every price change with its reason.
Who it’s for
Fewer than 15 listings? The RevPAR index calculator and the monthly benchmark are a better fit for now.
Built by an operator running about 200 listings.
The checks were built on a working portfolio, around the leaks that show up on a real calendar: midweek nights lost to long minimum stays, discounts on nights that would have sold anyway, and setup-day rules nobody revisited. Then they were tested on other real portfolios.
Published pricing
One rate, on our pricing page. No sales call to find out what it costs.
No lock-in contract
Stay because the numbers hold up, month to month.
Your account, your data
We work inside your own pricing tool account and never take it over.

- Break-even
- The fee is covered if your RevPAR rises about 1.5%.
Fee is 1.5% of accommodation revenue (nightly rates only), no minimum. These are scenarios, not promises; the free audit shows where your own numbers sit against your market.
Before you send a file
- What file do you need?
- A CSV or Excel export of your last 90 days of bookings, from PriceLabs, your property management system or any pricing tool. Email it to audit@airyield.com.au.
- What happens to my data?
- It’s used only for your audit and never shared. If you don’t sign up, we delete it.
- What access do you need if I sign up?
- Access to your pricing tool account, which stays in your name. Remove it whenever you like; your account, settings and data stay with you. How we access your data.
- Which pricing tools do you work with?
- PriceLabs by default, plus Beyond, Wheelhouse, AirDNA, DPGO, RoomPriceGenie, Rented and FLYR Hospitality (Pace). See integrations.
Rather talk it through?
